Design-Build is the project delivery system in which the design and construction services are contracted by a single entity known as the Design-Builder or Design-Build Contractor. Project owners may choose a design-build project as it provides for the single point of responsibility and minimizes risk. A Design-Build project typically has a reduced delivery schedule due to the overlap of the design and construction phases of a project. Design-Build projects create an alliance between the architect and the contractor which fosters the collaboration and teamwork needed to bring the project to successful completion.
From the outset AlliedCook listens to and qualifies the project owner’s needs. With that information we build the most qualified project team selecting highly experienced architects and engineers. Many of our relationships date back 55 years, which has provided us with extensive knowledge and resources to recommend and create the most qualified, experienced and cohesive Design-Build project team.
The advantages of Design-Build to the Owner include:
- Singular Responsibility - In addition to design and construction, there is also a single point of responsibility for quality, cost and schedule adherence.
- Cost Savings - Value engineering and constructability reviews are more efficient and effective when the designers and constructors work as one team throughout the entire process. The effect that all design decisions has on cost and schedule is evaluated during design.
- Early knowledge of Costs - Because cost estimating and design are done simultaneously, guaranteed construction costs are known earlier. The Owner has better cost information earlier in the process and the decision to proceed is made before substantial design expenses.
- Improved Risk Management >- Change orders due to errors and omissions are reduced significantly because of the singular responsibility for procuring the drawings and specifications as well as constructing a fully functional facility.
